Ideal location! 25 minutes to Pueblo, 15 minutes to Canon City, and 30 minutes to Colorado Springs. Penrose has about 4500 residents, but was never incorporated. It has three gas stations, a convenience store, bank, two feed stores, an auto repair shop, greenhouses, orchards, accounting services, a motel, bar and much more. It has a K to 8th grade school with a day care. It's a wonderful school! Penrose consists mostly of 5 to 10 acre parcels and was originally established by vegetable and apple farmers. There are still several apple orchards in Penrose (one right next to the property). Penrose has beautiful views of Pikes Peak and the Wet Mountains. Most of the properties have irrigation water (flood irrigation about 3-4 times a year). The property is usually especially green, because it has 4 shares for 3.38 acres (usually 1 share of water is required per acre). This year of course, with the drought, irrigation water was only available once...but all of Colorado is in this situation right now...water restrictions are normal.
